5 REASONS WHY CHOOSING YOUR OWN CONVEYANCER WILL MAKE YOUR LIFE EASIER!
A common question asked at the beginning of the process of buying and selling property is “can I choose my own Conveyancer?” the answer is – yes!
Here are 5 reasons why you should choose your own conveyancer
IT’S YOUR CALL
You may be referred to a Conveyancer by different people – the Agent, Building Inspector or Mortgage Broker for example, but it entirely up to you who you choose. Before you make any major decision in life it is important that you do your research to make sure you make the best choice.

SOMEONE YOU CAN TRUST
Your conveyancer is someone who you need to feel comfortable with, someone who works exclusively for you. There will be many questions you will ask along the way and you need to be confident that your Conveyancer is there when you need them.
If you are unsure of what to ask your conveyancer, check out the FAQs page.
IS YOUR CONVEYANCER UP TO DATE WITH CURRENT SOUTH AUSTRALIAN LEGISLATION AND INDUSTRY STANDARDS?
Make sure your Conveyancer has the necessary experience as this will ensure your transaction goes smoothly.
It is best to choose a Conveyancer who is a member of the Australian Institute of Conveyancers (South Australian Branch) – AICSA. If your Conveyancer is a Certified Practicing Conveyancer (CPC) this means that they are continually undertaking professional development to remain up to date with developments in the Conveyancing Industry.
LOOKING AFTER YOUR BEST INTEREST
It is important that you have your own Conveyancer and don’t use the same Conveyancer as the other party. It is often suggested that this will save time and money but if a conflict of interest occurs the Conveyancer will have to stop acting for one of you. It is not easy to engage a new Conveyancer when settlement is imminent or if there are problems.
An independent Conveyancer will solely work for you and protect your interests.
You can’t have that confidential chat if they are acting for the other party especially if a problem arises.
THE RIGHT SERVICE FOR YOU
Like in any business there are 3 types of service available and you should choose the right conveyancer that suits your needs.
- Good and cheap but this won’t be fast
- Fast and good this may not be as cheap
- Cheap and fast, this generally won’t be very good.
Conveyancing is much more than just filling out forms and reading through contracts. A Conveyancer will liaise with government departments, other Conveyancers and financial institutions. Conveyancers prepare the necessary documents and most importantly, they communicate with you to ensure you are up to date and informed about the whole transaction.
Remember you usually get what you pay for and a cheap conveyancer will more than likely NOT provide a full service. When asking for a cheap service there is always the risk that only the bare minimum will be done to settle with little support to you.
Like any other purchase or transaction in life you want to have friendly service by someone that you feel comfortable with and who you can or email at any time. In this case that’s a conveyancer who really knows the industry well, someone who can pick up any issues early, someone that you confidently trust and someone that will make your life so much easier throughout the process giving you peace of mind.
It is never too early to engage the services of a conveyancer. A great conveyancer will guide you through the process by not only making sure your contract of sale is correct before you sign it and reviewing your Form 1 during your cooling off period, but will ensure you are kept fully informed right through to settlement date. Also important is that they will always be available to answer any questions that you have when needed.
